Princeton, NJ Apartment Rent Changes — August 20, 2026

Princeton-area apartment rents saw modest movement on August 20, 2026, with price changes concentrated at two communities: Avalon Princeton on Harrison and Woodmont Way at West Windsor.

Of the 9 floorplans that repriced, 7 moved down and 2 moved up. The largest single increase was a 1-bedroom at Avalon Princeton on Harrison (unit 001-126, 763 sqft) jumping $105 to $2,800—a 3.9% rise. A second 1-bedroom at the same community (unit 001-345, 727 sqft) also gained ground, adding $45 to reach $3,005 (+1.5%).

Downward Pressure at Woodmont Way

Woodmont Way at West Windsor saw declines across its 2-bedroom lineup. The Amethyst floorplan (2 bd · 2 ba · 1415 sqft) dropped $75 to $3,780 (−1.9%), while Quartz and Onyx both fell $55 each to $3,520 and $3,670 respectively.

Studio Pullback at Avalon

Avalon Princeton on Harrison's studio inventory showed softening demand. Unit 001-431 (725 sqft) fell $50 to $2,725, unit 001-146 (545 sqft) lost $46 to $2,300, and unit 001-316 (520 sqft) dropped $65 to $2,420. A 1-bedroom at the same address (unit 001-222, 763 sqft) also declined modestly by $29 to $2,772.

Overall, downward repricing in studios and some 2-bedrooms outweighed gains in select 1-bedroom inventory.
