Princeton, NJ Apartment Rent Changes — August 1, 2026

Princeton-area apartment rents moved unevenly on August 1, 2026. Across 10 floorplans at two communities, seven rents fell while three rose.

One-bedroom units bore the steeper declines. At Woodmont Way at West Windsor, the Ruby dropped $105 to $2,895 per month, and the Garnet fell $105 to $3,045. Over at Avalon Princeton on Harrison, four one-bedroom floorplans retreated: units 001-429, 001-112, and 001-250 each lost $45, landing at $2,910, $3,035, and $3,045 respectively. Unit 001-172 slid $30 to $2,890.

Two-bedroom inventory remained largely stable. Woodmont Way at West Windsor saw its Onyx tick up $15 to $3,915, while the Pearl added $5 to reach $3,330 and the Emerald rose $5 to $3,695. The Sapphire edged down just $10 to $3,530.

The largest move—a 3.5% decline—came from Woodmont Way's Ruby, suggesting potential softening in smaller, more affordable units. Avalon Princeton's one-bedroom adjustments ranged from −1.0% to −1.5%, reflecting modest but consistent pressure in that segment.
