Princeton, NJ Apartment Rent Changes — July 1, 2026

Princeton-area apartment rents saw mixed movement on July 1, with 8 floorplan prices changing across two communities. Avalon Princeton on Harrison led with increases, while Woodmont Way at West Windsor remained largely flat with a slight lean downward.

Avalon Princeton on Harrison

The biggest change came from unit 001-231, a 530-square-foot studio with one bathroom, which jumped from $2,405 to $2,700—a 12.3% jump of $295 per month. Two other floorplans at this location ticked upward more modestly: unit 001-331 (another 530-sqft studio) rose $37 to $2,475, and unit 001-112 (a 727-sqft one-bedroom) added $27 to reach $2,841.

Woodmont Way at West Windsor

Across the two communities, Woodmont Way saw four price declines and one small gain. The Amethyst floorplan (a 2-bed, 2-bath at 1,415 sqft) dropped the most at $90 down to $3,800. The Sapphire model fell $35 to $3,570, while Citrine and Quartz each declined by $10. The Emerald floorplan was the exception, gaining $15 to $3,675.

Over the past day, Avalon Princeton on Harrison pushed rents upward—driven largely by that studio spike—while Woodmont Way held relatively steady. The overall directional change tilts slightly positive for the metro, with four increases outpacing four decreases in raw count, though the size and mix of those moves matter more than the tally alone.
